Gleeson Land was one of TWP’s first clients back when the company was established in 2023. Based on a data-analytical analysis of local plan areas, TWP was instructed to identify and secure new opportunities whilst raising Gleeson Land’s profile within the South West.

Stanbury Wharf, Holsworthy was first identified using evidence based analytics. The process highlighted key constraints of the town and then moved to understand the operational footprint of both existing consents, housebuilders and other land promotion business within and around the town. This created an effective sensitivity analysis and showed both the logical direction of growth which the town has already and will exhibit in years to come and the land which this growth will occupy. Contact was made with the landowners and following a period of negotiation the promotion agreement was signed in 2025.

Project Overview

In 2023 Gleeson Land was seeking to add to and grow further into the West of England geographies, and prior to the appointment of their West of England Regional Director, TWP was instructed to lead a structured, evidence-based acquisition strategy.

Stanbury Warf, Holsworthy is a 45-acre strategic opportunity which will seek to deliver around 225 new dwellings. It is an example of the success of this strategy and culminated from extensive regional analysis, market engagement, and landowner negotiations conducted by Thomas Wilde & Partners.

The Opportunity

  • Stanbury Wharf was identified by TWP in October 2023
  • TWP conducted all baseline planning, land and viability analysis to build the commercial case
  • Gleeson Land exchanged a promotion agreement in June 2025
  • A full planning application is expected to be submitted during 2026

This site is positioned to deliver a well-scaled, policy-informed, and locally integrated new community.

Our Role

Acquisition Delivery – acting for Gleeson Land to support the establishment of a new operating region.

TWP was responsible for:

  • Leading the strategic appraisal of three target sub-regions: Dorset, East Devon and North Devon
  • Reviewing the planning status of each local authority — including past performance, current policy and forward plans
  • Analysing and ranking settlements by hierarchy, deliverability and housing growth potential
  • Mapping active constraints (designations, topography, access, existing development patterns) and developer presence to identify under-promoted areas
  • Conducting on-the-ground inspections of shortlisted locations to validate desktop assumptions
  • Contacting landowners directly, identifying unpromoted or underutilised strategic land

This methodical, insight-driven approach led to the identification and successful promotion agreement for Stanbury Wharf in Holsworthy.
