The site comprises two major landholdings, including an institutional owner. TWP, acting for Beaulieu Land Ltd, secured collaborative terms across both parcels to enable the sites comprehensive promotion.

Later and in response to the emerging planning policy towards greenbelt land, TWP was further instructed to analyse who would be the best strategic fit for partnering Beaulieu Land and promoting the site forward. After an extensive process Mac Mic Group, led by Andrew Mikel and Connor Roberts, where chosen.

Overview

Partnership & Landholding

A 110-acre Green Belt site located south of Radlett. Initially identified by TWP’s client in 2018, the land has been shaped into a credible proposal for a new Garden Community, comprising:

  • Up to 750 high-quality new homes
  • Affordable housing in a range of tenures
  • Community infrastructure: new schools, potential medical centre, community hub and mobility station
  • Landscape-led design, with orchards, wetlands, and a new Green Arc Park
  • A central village square – the social and practical heart of the neighbourhood
  • A place grounded in sustainability, active travel, and long-term stewardship

Acting as strategic advisor and lead on land promotion and delivery coordination, TWP created the initial promotion strategy and Strategic Vision for the site.

The vision for Home Farm is grounded in garden village principles, a place with deep environmental values and a people-first design ethos, 15-minute neighbourhood planning, and rich landscape integration — supporting social wellbeing, local economy, and sustainable transport.

  • TWP helped define and structure this vision in a clear, evidenced, and compelling narrative — brought to life through the illustrative masterplan and supported by detailed technical studies.

Mac Mic Group was selected, led by Andrew Mickel and Conor Roberts, to bring forward the planning application in partnership with Beaulieu Land Ltd and under TWP’s continuing strategic guidance.

What’s Next

A planning application is expected to be pursued through 2025 and 2026, following detailed engagement and refinement of the scheme. TWP continues to advise on strategic direction and stakeholder navigation as the site progresses through plan-making and into application.
